Our team of industry professionals has more than 50 years of combined project management experience and a deep-rooted understanding of complex building systems to move you through any challenge.

The value of an OPM

With TERVA as your owner’s project manager, your most crucial components are handled including but not limited to communications, cost and budget planning, scheduling, financial analysis, design, and constructability. We act on behalf of the owner to ensure the project is well built, delivered on time, and within budget. We excel in managing:

  • Leadership and project planning

  • Design oversight and review

  • Construction oversight, coordination, and monitoring

  • Budget and schedule development

  • FF&E move supervision

  • Commissioning

  • Punch list and closeout

TERVA offers expert guidance with no conflicting interests. Furthermore, Massachusetts General Laws Ch. 149, Section 44A ½ requires that an owner’s project manager (OPM) be contracted for any public building project where services are estimated to exceed $1.5 million.

Pre-Design & programming

SETTING UP THE SCOPE AND PUTTING PROJECT CONTROLS IN PLACE

In this first phase, listening and learning is key. As an owner’s project manager, we assess your unique goals and assemble a team that brings knowledge and expertise to the challenges at hand. Together we identify your project needs — along with end-user requirements, and cover all aspects of initial planning including:

  • Defining a preliminary scope of work

  • Assisting with the development of feasibility studies

  • Preparing budgets and provisional schedules

  • Running cost modeling and analysis

  • Providing cost control management

With these controls set up and secured, we assure that the project — regardless of size and scope, will execute on time and budget to deliver the intended results.

Design Phase Management

ENGAGING AND INTEGRATING THE OWNER'S TEAM IN THE DESIGN PROCESS

Our program development approach ensures that all stakeholders’ needs are brought to the forefront — from owner to collaborator to end-user. Terva plays a pivotal role in assuring all parties’ must-haves mesh into a space design framework that meets the cost and delivery timeline parameters. We add value by:

  • Attending design review meetings

  • Providing budgetary insight during the design development process

  • Reviewing the work and providing quality assurance checks

  • Assessing compliance with criteria and code requirements

  • Monitoring design progress, schedules, and budgets

Collectively, we use forward thinking to identify opportunities for value engineering, energy efficiency, and sustainability.

Cost Management & Estimating

MANAGING AND MAXIMIZING THE VALUE OF YOUR PROJECT

Imagine your budget working harder. Terva uses effective cost control methods that provide greater opportunities for value. By developing a concise building program with an analysis of the design, constructibility, and a complete detailed control estimate, savings at every stage become evident. We help by:

  • Providing experienced cost estimating professionals as needed to assist with preparing conceptual, preliminary, and pre-bid estimates

  • Directing and managing comprehensive value management, constructibility analysis, and cost-saving options

  • Suggesting bid alternates as necessary to contain costs through the design and procurement process

VALUE ENGINEERING

While Terva values the importance of containing costs, we also appreciate the impact of high-dollar elements positively influencing the final product. We recognize the desire for both and balance out the design process so you benefit with:

  • The most efficient use of systems, materials, and equipment to help fund portions of the project that are not utilitarian by design

  • A full document review during the pre-construction phase that allows us to provide input of alternative systems, methods, and materials

  • Value engineering on your side and integrated into documents as part of the final design, or as alternates in the bidding process

Planning & Scheduling

DEVELOPING AND ADHERING TO PROJECT TIMELINES

Our dedication to delivering best-in-class projects is displayed in every schedule we create. We are accountable for the commitment we make and believe planning is the key to project success. All Terva team members are trained in an array of digital scheduling programs and share expertise in building timelines that keep plans on target. The master design and construction schedule we set up for you integrate critical items such as:

  • Design roles and responsibilities

  • Permitting and owner approval requirements

  • Long-lead procurements

  • Construction milestones

  • Building FFE fit-outs

  • Substantial completion

  • Owner occupancy

Every schedule is built on the principles of intuitive thinking and secures the steps necessary to make sure milestones are predictable and feasible.

Contract & Construction Mangagement

OVERSEEING PROJECT SERVICES FROM BIDDING TO REPORTING

BIDDING
We take the burden out of bid selection — a critical component in the process, by providing complete evaluation services. We get to understand what matters most to you and recommend only the best-qualified contractors and subcontractors to the project team.

We also solicit, recommend, administer, and monitor primary contracts — as well as manage conflicts and changes as they arise. Overseeing project closeout also falls under our realm, along with owner training and move-in requirements.

CONSTRUCTION MANAGEMENT
With Terva taking the reins, you can rest assured your project will be delivered on time and within budget. We set our sights on your best interests and provide a 360-degree management approach, including:

  • Evaluating and reviewing cost estimates, contingencies, applications for payments and schedules of values

  • Assisting with obtaining necessary permits, specialty inspections, and reporting

  • Monitoring all activities with daily reports and action items

  • Attending weekly meetings and reviewing construction schedules

  • Monitoring safety programs and compliance

  • Coordinating activities with end users’ staff and administration

  • Managing review of submittals, shop drawings, and samples with owners

REPORTING SYSTEMS
As advocates of open communication, no discussion goes undocumented. Throughout the course of the project, correspondences are streamlined into a single, web-based document. Change proposals, daily reports, test results — even meeting minutes are recorded securely and electronically. Success comes smoothly with all elements centralized, including:

  • Daily construction reports

  • Contractor proposed change orders

  • Weekly meeting minutes

  • RFI, ASI forms, and submittal logs

  • Nonconformance reports

  • Preliminary punch lists

Progress schedules and monthly status reports also get logged in our system, making information flow easily accessible and especially helpful for closing out projects and coordinating owner move-in.
