The value of an OPM
With TERVA as your owner’s project manager, your most crucial components are handled including but not limited to communications, cost and budget planning, scheduling, financial analysis, design, and constructability. TERVA offers expert guidance with no conflicting interests. Furthermore, Massachusetts General Laws Ch. 149, Section 44A ½ requires that an owner’s project manager (OPM) be contracted for any public building project where services are estimated to exceed $1.5 million.

Contract & Construction Mangagement
OVERSEEING PROJECT SERVICES FROM BIDDING TO REPORTING
BIDDING
We take the burden out of bid selection — a critical component in the process, by providing complete evaluation services. We get to understand what matters most to you and recommend only the best-qualified contractors and subcontractors to the project team.
We also solicit, recommend, administer, and monitor primary contracts — as well as manage conflicts and changes as they arise. Overseeing project closeout also falls under our realm, along with owner training and move-in requirements.
CONSTRUCTION MANAGEMENT
With Terva taking the reins, you can rest assured your project will be delivered on time and within budget. We set our sights on your best interests and provide a 360-degree management approach, including:
Evaluating and reviewing cost estimates, contingencies, applications for payments and schedules of values
Assisting with obtaining necessary permits, specialty inspections, and reporting
Monitoring all activities with daily reports and action items
Attending weekly meetings and reviewing construction schedules
Monitoring safety programs and compliance
Coordinating activities with end users’ staff and administration
Managing review of submittals, shop drawings, and samples with owners
REPORTING SYSTEMS
As advocates of open communication, no discussion goes undocumented. Throughout the course of the project, correspondences are streamlined into a single, web-based document. Change proposals, daily reports, test results — even meeting minutes are recorded securely and electronically. Success comes smoothly with all elements centralized, including:
