Commissioning
Building commissioning is a detailed program that begins in the design phase and continues through construction completion and occupancy. TERVA is an independent third-party consultant to the Owner providing design review, construction oversight, and performance verification.
The TERVA Team sets up systems testing and training protocols and views them from both a designer and a commissioning agent perspective. We prioritize communication and organization to simplify interactions with the Contractor and Architect to provide the best outcome for the Owner and the project. An important tool for this process is our interactive, web-accessible commissioning database which is in real-time.
TERVA members are Certified Commissioning Professionals which is a benchmark designation governed by the Building Commissioning Association, a recognized leader in the building industry.
New Construction Commissioning
Beginning in the pre-design phase and continuing through ribbon-cutting and occupancy, we work with our clients to establish performance needs and align those needs with long term cost saving methods.
Existing Building Commissioning
We analyze a building’s performance and suggest financially strategic areas for improvement. We look at both short- and long-term Energy Conservation Measures, such as optimizing temperature controls and updating constant volume systems.

Re-Commissioning
Re-Commissioning is the process of evaluating and improving the performance of building systems and equipment that has already been commissioned but is experiencing a decline in efficiency or performance.
The TERVA Team will provide a systematic review of a building's systems, equipment, and operations to identify deficiencies and opportunities for improvement. Our objective is to restore systems and equipment to their original state and/or improve efficiency levels, optimize energy performance, and increase occupant comfort and air quality while reducing operating costs.
Building Automation Consulting
To protect our environment and promote a more sustainable future, building regulations today are very different from yesteryear. The controls of a building are essential in assuring a building’s proper performance; therefore, the conservation of fuel and power is imperative for sustainability.
The TERVA Team works to establish a smart building, implement high performance and proper equipment operation through design, utilize best practices for zero energy and efficiency, and build for our future. Our goal is to ensure the controls design is in alignment with the needs. The TERVA Team will evaluate the information to obtain a complete understanding of the project requirements and expectations and will provide a high-level review of BMS controls design, submittal review, sequence of operations, graphics, and alarms. Our Team will also provide construction administration services for controls installation, progress versus schedule, change order reviews, trend reviews, and commissioning of intent as well as training on all systems.
